Step 2: We send you a full proposal straight to your inbox. We showcase the options we think you'll love and get you booked in to the viewings that we've arranged on your behalf. If you wish, we can attend them with you, and ask the questions that you didn't know to ask.
Step 3: When you've found the one, we'll leverage our market knowledge to ensure that you always pay a fair price for your perfect office and assist you with contractual matters.

If you’re after a private leased office, you’ll pay us the industry standard percentage fee of your first year’s rent (and we're happy to say that our fees are lower than what the big agents charge!).
Do you do serviced offices, coworking, or private leases?
We do everything that suits you! The reason being is because our clients' needs may change from having their owned leased office to more of a coworking set up. Clients who prefer to have their own unique office spaces that also have great facilities with a personalised concierge service that you would expect to find in typical 5 and 6 star hotels can also be catered for. By the way...they are usually much better value than some co-working spaces you typically find in London and in other parts of the UK!
How is Ashton Barclay different?
At Ashton Barclay we offer a bespoke and boutique service, which means that we'll act as your first point of call, act exclusively for you and you won't be hounded with unnecessary calls. Above all, we won't pass your contact details to any providers without your express permission, so that your details are held with the utmost privacy.

What's the difference between serviced and a fully leased office space ?
Typically, you can group offices into serviced offices (also known as fully-managed offices), private leases or a combined 'hybrid' of both serviced and privately leased.
A serviced office is your ready-to-go package. You usually pay per desk, and it's one all inclusive cost per month, so you can move in with your desks and all the fancy extras waiting for you. You can easily scale up or down in size, so they're brilliantly flexible. Typically you sign a 12-month contract, but it can be longer or shorter, and you will need to pay a deposit between 1-3 months upfront.
Fully privately leased offices are a little flexible in terms of contract length - typically it will be between 2-20 years with certain break clauses in between the contract length. However, because you are renting a blank canvas space, you will need to kit it out exactly how you would like it so that you can make your own mark. This, of course, requires your own budget.
Plus, unlike a serviced office, you're only paying the rent on the space, and so you're responsible for paying business rates, service charges, internet costs and will need to manage all the utilities separately.
The new and growing hybrid model offers the best of both worlds. It varies from provider to provider, but usually allows companies to take a space, and work with the provider to create a bespoke floor plan. For example, if want an extra meeting room or even your own recording studio or games room. You normally pay one inclusive price for internet, telecoms and everything else. Essentially, it's a fully managed office that's completely bespoke to your specific needs.

How quickly can Ashton Barclay find me an office?

Will you come to the viewings with me?
Of course, we can! If you would like us to attend the viewings with you, then we surely will.
If however, you think that you know what questions to ask the office providers and would like to go alone, then that's not a problem for us either.
We can give you all the information that you need about each space because we've been there ourselves and know all the providers and office buildings inside and out.
How much money can you save me?
We'll never guarantee a figure or put a generic number out there to reel anyone in. Yes, we typically negotiate a great deal for our clients, which they wouldn't be able to get on their own. But we pride our service on more than that – it's the time you save, and our expertise that makes our clients sing our praises.
Do you cover the whole market?
Yes! We cover the whole of London and most parts of the UK, and work with all the big providers as well as smaller boutique independents, along with private landlords.
Importantly, we'll go into a deep dive search, and if we uncover any new spaces that we think are worthy to partner with, then we'll make sure we leave no stones unturned, so that you get the very best deal.
